Foxfield is a real estate investment and development company that focuses primarily on industrial and residential markets. Headquartered in Boston, with offices in Atlanta and Philadelphia, Foxfield searches for unique investment opportunities throughout the East Coast.
The Merger
Foxfield LLC is the merger of two operating companies: Novaya Real Estate Ventures, an investment firm founded in 2011 and Foxfield Industrial, a property investor, developer, and operator founded in 2015.
After working together in a venture format for a number of years, the principals combined their collective teams to create a unified company under the name FOXFIELD.

Jeffrey Theobald
Managing Partner
ROLE
Jeff serves as the Managing Partner of Foxfield LLC and is responsible for the overall strategic, capital raising and operating functions of the company. Prior to Foxfield, Jeff was a principal at Foxfield’s predecessor company, Novaya Real Estate Ventures, where he oversaw acquisitions, asset management and company operations. Jeff also held various positions at Taurus Investment Holdings where he completed over $1B of real estate projects in the United States, South America and Europe across office, retail, residential and industrial asset classes.

Jeffrey Harper
Partner/co-Chief Investment Officer
ROLE
Jeff’s primary responsibilities include heading the acquisitions, development, and leasing teams in the Mid-Atlantic and Southeastern US. Prior to founding Foxfield’s predecessor in 2015, Jeff had transacted on over $1 billion of real estate and more than 60 deals, in multiple product types and locations, most recently sourcing and closing acquisitions in an 18-state territory at STAG Industrial Inc. (NYSE: STAG).

Peter Carbone
Partner/co-Chief Investment Officer
ROLE
Peter serves as co-Chief Investment Officer of Foxfield LLC and is responsible for overseeing strategic acquisitions and joint venture opportunities for the company. Prior to Foxfield, Peter was a principal at Novaya Real Estate Ventures, where he was responsible for acquisitions, asset management and company operations primarily in the northeast. Prior to Foxfield and Novaya, Peter was head of Taurus Investment Holdings' New England affiliate, and a senior Development Officer at National Development. Peter also spent almost ten years as a zoning and land use attorney at the Boston-based law firm, Riemer & Braunstein.

Scott Tully
Partner
ROLE
Scott serves as a partner of Foxfield LLC and is responsible for all aspects of the Foxfield Open End Fund as well as working closely with Foxfield’s institutional joint venture partners. Prior to Foxfield, Scott was a founder and principal at Novaya Real Estate Ventures. He also spent a decade as a partner at each of Taurus Investment Holdings and AEW Capital Management, following a 5-year stint in investment banking at Bank of America (former Bank of Boston).

James Alden
Partner
ROLE
Jim was the Founding Principal of Novaya Real Estate Ventures. Going forward Jim continues to provide oversight on private capital formation, deal sourcing and overall company strategy. Jim brings over 30 years of demonstrated expertise in real estate transacting at Copley Real Estate Advisors, Boston Financial Group and most recently as Managing Principal of Taurus Investment Holdings' internal broker dealer where he coordinated all U.S. private equity offerings. Jim is also involved with several local schools, museums and land conservation organizations, including teaching/mentoring with the Our Generation Speaks program at HellerSchool of Social Policy, Brandies University, serving as a Trustee to the Carroll School, The deCordova Sculpture Park and Museum, The Institute Of Contemporary Art (ICA) and as a member the Advisory Board of The Trustees.

Shawn Hawthorne
Partner
ROLE
Shawn serves as a Partner of Foxfield LLC and is responsible for the Investor Relations and equity sourcing efforts of the firm. He is also the Portfolio Manager of the Open-End Fund and advises the overall strategy of our long-term investment strategy. Prior to Foxfield, Shawn was the Vice President of Asset Management at Novaya Real Estate Ventures, where he was responsible for asset management oversight of the firm's portfolio. Shawn previously held positions at Pembroke Real Estate, Fidelity Investments and KPMG LLP.

Noam Kleinman
Principal
ROLE
Noam is responsible for Foxfield’s residential platform. He brings 25 years of industry experience encompassing investments, operations, and strategy. Prior to joining Foxfield, Noam led Akelius’ operations in New England and Texas where he built a vertically integrated organization overseeing $1B in acquisitions and construction. Noam has also held positions at Iron Mountain where he was responsible for investments throughout North America, as well as Costar Analytics and PP&R where he provided advisory services to institutional investors across asset types and investment strategies. Noam started his career as a Sergeant and NCO in the Israeli Defense Forces.

Karl Dykstra

Karl is responsible for sourcing and underwriting investment opportunities. He is also involved in capital-raising and debt sourcing efforts. Jackie Eamer
Vice President / Controller

Jackie serves as the Controller of Foxfield LLC and is responsible for the oversight of all of the firm’s portfolio and corporate accounting as well as corporate governance and compliance. Nick Eddy
Vice President
ROLE
Nick serves as the Vice President of Project Management for Foxfield LLC and is responsible for overseeing all construction projects from ground up development to tenant improvements. Prior to joining Foxfield, Nick oversaw leasing, construction and project management across Novaya Real Estate Ventures portfolio. He brings a strong knowledge base from twelve (12) years of experience in accounting, asset management, and construction management at First Winthrop, Winthrop Management and Calare Properties.

Garrett Hatton

ROLE
Garrett is responsible for leading Foxfield’s Asset Management team. As Head of Asset Management, Garrett is responsible for overseeing the execution of Foxfield’s business plans and working to maximize the value of the portfolio. Prior to joining Foxfield, Garrett was Director of Investments at Alcion Ventures, where he sourced new acquisitions for Alcion’s funds and oversaw the asset management of over $2B in real estate investments. Garrett previously held positions at BayNorth Capital, Richards Barry Joyce & Partners, and Anglo Irish Bank.

Adam Nelik
Head of Institutional Fundraising
ROLE
Adam is responsible for expanding Foxfield’s institutional and private wealth fundraising platform. As an industry veteran with over a dozen years of fundraising experience, he has successfully raised capital from institutional and private wealth clients across fund and co-investment execution styles. His decade-plus of capital raising experience spans client segments such as: endowments, foundations, pensions, registered investment advisors (RIAs), single and multi-family offices, private banks, and broker-dealers. Prior to joining Foxfield, Adam led the North American institutional fundraising platform at Croatan, a private equity real estate firm focused exclusively on multifamily assets. Previously, Adam held various senior fundraising roles at Morgan Stanley Investment Management (MSIM). Adam started his career as a rotational analyst in the Morgan Stanley Wealth Management program.

Mark Tang
Vice President

Mark is responsible for managing Foxfield’s permitting and development strategy and efforts. Prior to joining Foxfield, Mark was a partner at DLA Piper LLP (US) where he advised a full spectrum of clients on a broad array of real estate matters such as acquisitions, dispositions, leasing, land use, development and permitting, within the retail, healthcare, education, commercial office, multi-family and luxury residential, and other mixed-use building sectors. Mark had prior roles at Turner Construction Company, where he oversaw various phases of construction at Northeastern University, Logan International Airport, Harvard University and Massachusetts General Hospital.

Isaiah Bowman

Isaiah serves as an analyst on the Asset Management team at Foxfield. He assists in providing financial underwriting, portfolio performance analyses, quarterly projections, property valuations, and lease analyses. Isaiah is also responsible for monitoring investor distributions, cash forecasts, capital spending budgets, and investor deliverables. Prior to Foxfield, Isaiah was an Investment Sales analyst on JLL Boston’s Capital Markets team.
